LAND PROMOTION

We are a land promotion company taking on all the required risk to achieve commercially viable planning consent; using our expertise to maximise value at no cost to the landowner.

Our success is built on strong partnerships with landowners and local  communities alike; working in true partnership and alignment of interests. We focus on southern England and are seeking land projects up to 10 Hectares.

PROMOTION PARTNERSHIP

NO COST. NO RISK

If your land has potential for development, we would propose a deal structure to enter into a legally binding promotion agreement with you.

As a privately owned business, we are flexible in the form and structure of the contracts we enter into and wish to structure any deal to suit the individual circumstances of our land owner partners.

It doesn’t cost you, the landowner anything, we fund the whole process. This means that, if for some reason the promotion is ultimately unsuccessful, you as the landowner isn’t out of pocket. Our return is a share of the sale proceeds

PLANNING STRATEGY

IT'S ALL IN THE DETAIL

The planning process is becoming ever more complex and it takes time, expertise and enthusiasm.

We will develop a comprehensive planning promotion strategy for your land; appointing and managing the best consultant team to deliver the right planning outcome.

Once an agreement is reached, we engage with the community and local planning authority.  We then prepare a full suite of technical reports and surveys produced by our expert team to support our planning application or to promote the land for a residential allocation through the Local Plan.

The land is still yours –you can carry on using it for whatever you were using it for before for as long as it takes. You’ll be asked not to do anything that would increase the costs of development, or to sell it without letting us know, but otherwise your use of the land is unchanged.

PERMISSION AND SALE

WE SECURE THE BUYER

Once planning permission is granted, we will prepare and adopt a comprehensive sales strategy relevant to your circumstances and that of the open market at the time. Whilst we have valued connections with housebuilders, we are completely independent and impartial, we manage a competitive tender process, working with you and the right solicitors.

If the land is beyond a size where the fullest sale price can be realised from one housebuilder, we’ll organise and fund the implementation of the necessary infrastructure so that the land can be sold in smaller plot sizes.

In return, upon successful disposals, we recover our costs and receive a minority share of the value generated. If we don’t succeed the landowner pays nothing and retains full title to their land.

You can be certain that our objective is the same as yours, finding the buyer at the best price.
